Tenancy Renewals Coordinator - Marylebone/South East London - £34,000 + Discretionary Bonus
My client, a successful global property firm, are currently seeking an experienced Tenancy Renewals Coordinator to provide support to the residential management team in the delivery of a high-quality service to the client and tenants across a number of client portfolios.
You will be responsible for the negotiation and renewal of tenancies in accordance with the contractual agreements. This will include AST renewals, Assured tenancy rent reviews by way of service of S.13 notices and undertaking rent reviews on rent Act tenancies by way of S.45 notices with the Rent Officers.
The role will be customer and client facing so strong organisational and communication skills are needed. The role will be predominantly office based between a site in Walworth and Head office in Marylebone. The role will require minimum of 4 days a week office based and 1 day work from home.
Full training will be provided for the Rent Act Registrations and Assured tenancy S.13 notices
Duties:

  • Contacting tenants in advance of expiry of the tenancy fixed term, negotiating renewals and issuing paperwork as appropriate
  • Assessing Assured Tenancy rents and serving S.13 rent notices as required
  • Assessing rental levels and making application to the Rent Officer service for the registration of rents in accordance with the Rent Act 1977. Serving S.45 notices and Notices of Increase.
  • Ensuring property rental and management database is updated for each renewal/review and is fully accurate. Working closely with the property managers and accounts team to ensure rental database is accurate.
  • Working closely with property management colleagues as part of the renewal process to ensure any issues are resolved
  • Working closely with 3rd party letting agents, reporting offers to clients and progressing tenancy lease ups and granting of tenancies
  • Drafting and serving legal end of tenancy notices, issuing new contracts and renewal notices.
  • Undertaking right to rent checks where required and serving of required documentation as part of the renewals process
  • Regular reporting to portfolio managers and clients
  • Attending regular internal meetings to report on renewals/rent reviews and to present regular updates/reports to clients
  • Undertaking fee invoicing process.
  • Attending internal and client meetings and preparing reports
  • Regular client and customer contact
  • Close liaison with clients to ensure rental maximisation.
  • Providing advice and recommendations to clients on rental levels, any required works and any other issues which may arise

Skills and Experience Required:

  • 2 years' proven Renewals or Tenancy Management experience required
  • Good understanding of residential lettings compliance and ASTs
  • Experience of dealing with clients and customers confidently with excellent verbal and written communication
  • Team player with strong customer service skills, able to provide a helpful and polite service
  • Excellent communication skills
  • Focus on customer service and delivery
  • Able to present at meetings
  • Ability to deal with confidential information
  • Good organisational and time management skills with the ability to prioritise workload and multitask in a calm and professional manner
  • Able to work under pressure to deadlines
  • Careful and conscientious with an aptitude for attention to detail
  • Excellent critical thinking skills with aptitude for creative problem solving
  • Willingness and ability to learn on the job, keen to undertake training and career development

Hours: Monday to Friday 9am to 5:30pm (4 days office based between Marylebone and Walworth, 1 day working from home)
Salary: 34,000 + Discretionary Bonus
