Assistant Project Surveyor - Health and Safety Compliance

Location: Peterborough, Shrewsbury Avenue (Hybrid)

Salary: £32,960 plus Car Allowance

The Vacancy

Full Time - 37 hours per week - Ideally located within 1 hour of Peterborough

We have a fantastic opportunity for to join our Project Surveyors team as an Assistant Project Surveyor - Health & Safety Compliance at Cross Keys Homes!

As an Assistant Project Surveyor - Health & Safety Compliance, you will assist with the delivery of high-quality cyclical and service programmes of work. Assisting with contractor performance, project management and ensuring compliance with policies, procedures, standing orders, planning/building regulations and Health and Safety Compliance alongside an emphasis on high quality customer service both to residents and to internal stakeholders

This role is based at our Peterborough Head Office, with some home-based working. The post requires a Basic Disclosure and Barring Service check. Travel to varying sites and working at height (scaffold) along with lone working is also required.

The role and your responsibilities:

  • To assist and support with procuring and managing service and cyclical contracts from inception to completion in accordance with current legislation, including managing Health and Safety (CDM) and ensuring compliance with regulatory controls.

  • To assist and support with producing specifications, tender documentation and feasibility studies/technical reports.

  • To work closely with Project Surveyors, build and manage internal and external customer relationships across the business and with stakeholders that enhances our approach to building safety.

  • To assist and support with ensuring financial controls and costs for each contract are always in place, ensuring appropriate costs are agreed with the contractor and value for money is achieved.

  • To work alongside Competent Project Surveyors to undertake monthly valuation inspections and understand the monthly accruals for projects to Service manager and other stakeholders.

  • To assist Project Surveyors where possible by visiting properties and sites to ensure the performance management of the contractor delivering the servicing, testing, repairing and planned works projects/contracts.

  • Monitor and report on compliance and performance of the fire risk assessments and water/electrical/gas/lifts testing programmes.

  • To assist the Project Surveyors to review future planned works programmes by identifying equipment or remedial works requiring renewal, and to ensure properties and work items are added to/omitted from the programme as required.

  • To ensure Health and Safety (CDM) compliance for all projects are undertaken and that we discharge our duty in line with all relevant legislation.

  • To be responsible for the effective and efficient implementation and execution of contract policy and strategies for Cross Keys Homes in accordance with Standing Orders, good building and contract management practice.

We are looking for someone who is / has:

  • Basic Project management experience (inception to completion) undertaken in building or associated works programmes, including contract administration.

  • Knowledge of construction technology, in the context of domestic properties.

  • A working knowledge and understanding of Health and Safety at Work including the CDM Regulations.

  • A good standard of education with GCSE’s Grade 4 or above in Maths and English.

  • Working towards or willingness to work towards relevant qualifications to become fully qualified

It would be desirable if you had the following:

  • IOSH qualification

  • Prince 2 qualification or similar.

  • HNC in Building Studies or equivalent construction-related qualification OR demonstrate this through relevant professional experience.

We would need you to have demonstratable knowledge of the following:

  • Current Building Regs

  • Planning regulations

  • Party Walls Act

  • CDM Regulations

  • Fire Regulations

  • COSHH

  • Service Contracts

  • Good working knowledge of standard I.T. packages including MS Word, Excel, Outlook

  • Experience of dealing with members of the public in an effective manner, and providing high levels of customer care

  • Experience of working in a customer focused housing environment. (Desirable)

Skills that we are looking for:

  • The ability to communicate information both verbally and in writing, including letters, reports, spreadsheets etc., and ability to deliver complex reports to a non-technical audience.

  • Ability to support and assist on projects

  • Ability to process information and provide statistical reports using Excel and Microsoft Project, to produce graphs, reports, spreadsheets etc

  • Willingness to learn and be a team player

  • Good organisational skills and attention to detail

  • Ability to manage budgets and control spend on projects, and report accordingly. (Desirable)

  • Knowledge of using in-house property management software. (Desirable)

  • A working knowledge of managing M&E and cyclical contracts, with a good understanding of current regulations. (Desirable)

Additional Requirements

  • Basic DBS check required

  • Hold a full UK Driving Licence.

  • Flexibility to work evenings, weekends (unsociable hours) if required.

  • On call for emergency out of hours cover

  • Access to a suitably insured motor vehicle for work use.
