Job Overview:
The Block & Estates Property Manager will manage a growing portfolio of approximately 25 - 50 Block Management and Estate Management sites in the South Gloucestershire, Bristol, and Gloucestershire areas.
The aim of the Property Manager should be to provide a comprehensive, communicative, and reactive service to all the freeholders, directors, and leaseholder clients. To ensure each site remains compliant, safe, and proactively managed whilst under our clients care.
Responsibilities and Duties:
1. To be the first point of contact for all enquiries from current clients
2. To carry out regular site visits using current templates and reporting issues
3. To administer monthly fire and health and safety testing
4. To administer regular contract works and site visits
5. To administer energy contacts and meter readings
6. Ensuring all insurance policies remain in date, all reinstatement cost assessments carried out on schedule and linked back to insurance brokers, dealing with insurance claims
7. To administer incoming reactive maintenance tasks from works order to approval of invoices
8. Ensuring all larger works are signed off correctly including building regulations and warranty documents.
9. To administer preventative and cyclical maintenance
10. To set annual budgets based on previous and planned expenditure
11. To attend and minute AGM and directors' meetings
12. To produce and circulate service charge demands
13. To answer queries on leases or transfer deeds
14. To resolve breaches of lease and transfer deeds
15. To deal with anti-social behaviour
16. To deal with site issues as required
17. To maintain an overall view of budget expenditure throughout the financial year and report to the client
18. To run Section 20 processes and ensure all work complies with Section 20 legislation
19. Administering conveyancing work
20. Any other necessary and reasonable work
