- Role responsibilities of a Multi-Skilled Technician (Fabric) include:
- Undertake maintenance within the residences in a safe working environment, assessing all Health and Safety issues before work commences and report any hazards identified to the relevant Manager
- Carry out reactive maintenance in accordance with the Service Level Agreement and provide front line response for all fabric work
- Carry out PPM in accordance with the schedule & liaise with specialist sub-contractors
- Maintain accurate records of breakdowns and maintenance repairs, including records for statutory compliance
- Carry out statutory testing including, fire alarm testing, fire door testing and others, as required
- Report any Health and Safety issues relating to the residences ensuring all information is passed to the relevant persons
- Carry out preventative and reactive maintenance works in order to ensure that all fixtures and fittings are operating correctly within safe tolerances for all of the accommodation.
- Undertake carpentry works according to the planned programme, to include installations and respond to daily emergencies as they occur.
- Ensure that all maintenance work is carried out in a logical, methodical and tidy manner and that tasks are undertaken to ensure a safe working environment, assessing all Health, Safety and Environmental issues before work commences.
- Provide a service as a competent person for general maintenance works.
- Carry out periodic inspection of all doors, windows and building entry and exit systems and report any defects to the Maintenance Manager to enable proactive identification and repairs required or contravention of statutory H&S obligations.
- Monitor and report on the condition of the external and internal fabric of the Buildings and Site to SLA specifications.
- To carry out Statutory checks on Fire Doors verifying the integrity of the fire prevention system, taking remedial action in the event of non-compliance.
- Quantify any materials required and notify the Maintenance Manager for ordering purposes.
- Maintain condition and inventory of tools and equipment.
- Maintain an inventory of stock and report shortages of consumables to the Maintenance Manager.
- Ensure that all materials and consumables are stored and maintained correctly and that all C.O.S.H.H procedures are adhered to where appropriate.
- Report any H&S issues, accidents and safety hazards promptly to the Maintenance Manager and Help Desk.
- Record reactive maintenance work items including records for statutory compliance and report to the Help Desk.
- Assist the Maintenance Teams with reactive or planned maintenance as required.
- Prepared to work overtime with reasonable notice as and when the need arises, especially during the main student arrival and departure weekends.
- To wear the uniform and PPE provided
- Work as a team member to complete the work as efficiently as possible
- Other duties as required.
