Property Manager

Busy Bee Recruitment are currently working with a well-known property agency based in Letchworth & surrounding areas. They have a longstanding team of dedicated property professionals with over 100 years property experience. Our client is looking for an experienced Property Manager with at least 1 plus years’ experience. Our client’s ideal candidate would be able to hit the ground running straight away.

This position would require you to be a driver with use of your own car & a full UK Drivers license.

Duties:

• Advising and guiding landlords on the management of their properties
• Dealing with day-to-day maintenance issues and undertaking routine property visits
• Coordinating refurbishment works including obtaining quotes and management of contractors.
• Liaising with tenants and contractors to ensure works are completed in a timely manner.
• Progressing quotes and checking/submitting invoices to ensure payment is on time.
• Carrying out detailed Property Visits and creating precise reports using online App/website
• Ensuring properties comply with Health & Safety legislation and that statutory obligations are met, e.g. gas safety, electrical safety etc.
• Negotiation of end of tenancy deposit dilapidations and if required dealing with TDS disputes.
• Dealing with insurance claims
• Dealing with utility changeovers and queries
• Arranging end of tenancy procedures and ensuring properties are made ready for new tenancies.

Skills Knowledge and Experience:

• Experienced in Property Management
• ARLA qualified (preferred but not essential)
• Understanding of current lettings legislation
• Highly organised and able to prioritise workload
• Effective problem solving
• High level of customer service skills
• Good telephone manner and positive attitude
• Ability to work in a pressurised environment.
• Knowledge of the local area helpful
• Full UK driving licence and own car

What we need from you:

• Minimum of 1 years’ experience as a Property Manager
• Good general knowledge of property management principles and procedures
• Good IT skills, including Word and Excel
