Property Manager
Leicester
Salary: £25000 - £35000 per annum, plus up to 20% Discretionary Bonus.
Hours: Mon – Friday 9am – 6pm, with ability to work flexible hours (including some weekends, especially during mid-June and mid-August)
My client provides high quality student housing, in both shared houses and apartments, in 24 cities across the UK. They are the largest single provider of 2nd and 3rd year Student Accommodation in the UK, leading the way in offering exceptional Student Accommodation.
Now looking to recruit a Property Manager to work out of their Leicester office.
About The Job
The Property Manager will lead the lettings, management and customer service operations across the property portfolio. This is an important role leading an established team and an exciting opportunity for a high calibre candidate seeking significant responsibility.
Core Responsibilities
- To have overall responsibility for the financial and operational performance of the portfolio (Property profit)
- To achieve or exceed planned rent income and expenditure targets and budgets
- Manage the transition & integration of new acquisitions into the business
- Ensure the appearance & presentation of their properties meets expected high standards supplying information to their major works team and ensuring high quality product
- work alongside the maintenance team, for the property portfolio.
- Develop, manage & motivate their brand manager and agent network to achieve letting & financial objectives
- Ensure compliance with statutory, industry code & best practice requirements
- Strengthen adherence to existing operational processes & standards
- Organise & manage annual tenant handover process planning and delivery each summer
- Support the implementation and embedding of planned new digital business processes
- Lead performance improvement projects & initiatives working with team members to implement
- Address & resolve escalated issues & complaints in a timely & efficient manner
- Research, monitor & report on market activity in existing and target cities
- Awareness of how the portfolio’s activities and performance feed into the wider organisation
- To be responsible for the onboarding and training of new employees in their region
- To carry out any projects from the senior management team and to work flexibly across the organisation as required
Experience and Skills
- Strong HMO and/or purpose-built student housing sector experience
- Property management: 2 - 5 years (preferred)
- Excellent organisation and time management skills
- Strong budget management credentials and accountability
- Ability to work under pressure and to tight deadlines
- Committed to providing excellent level of customer service from initial contact through to tenancy end
- Ability to support and manage a team through periods of change
- Able to manage multiple projects running concurrently
- Previous experience managing a team essential
- ARLA qualification desirable
