- Provide a first point of contact for staff, contractors and LB Hackney on R&M and care taking issues.
- To line manage the Maintenance Operatives (Handy persons) and Caretaker Supervisor by managing - their performance, providing effective training and development, undertaking HR related tasks as appropriate and coordinating their workload to ensuring that best use is made of the resources.
- To provide practical (on the tools) support to the Maintenance Operatives and to provide a practical lead on repairs & maintenance and caretaking jobs as per the needs of the service.
- Respond to maintenance requests, either directly or from Housing Assistants /
- Arrange quotations, pre and post inspections, and follow up repair works, ensuring Key Performance Indicator targets are met - e works completed on time to resident satisfaction.
- To develop and maintain an Approved Contractor List that meets with CPMO requirements.
- To update and maintain all relevant databases, ensuring compliance of all contractors, monitoring performance, recording data, and forwarding to Business support and HR.
- To produce regular and ad hoc reports as required, including weekly log of works orders and spreadsheets for the Head of Operations / Board.
- Provide, arrange and update training for staff on Repairs and Maintenance issues including process workshops:
- Co-ordinate insurance claims for building related damages and liaise with the Finance Officer.
- Work in conjunction with the Head of Operations and Finance Officer to oversee the R&M budget, providing regular updates and forecasts.
- Be knowledgeable with regard to Health and Safety legislation and safe working practices.
- Ensure that all the work undertaken by CPMO Maintenance Operatives (Handypersons) is conducted to the highest professional standards, promote and implement all of CPMO policies and procedures.

- Be responsible for ensuring performance targets are achieved through management of the performance of the intemal operatives and external contractors.
- Responsible for quality audit results and stock condition information.
- Responsible for the delivery of the stock condition and other related surveys, ensuring that Clapton Park central database is reflective of the actual stock condition across each patch.
- Responsible for identifying properties requiring major repair, improvement or redevelopment to ensure that appropriate recommendations are made so they are included within Planned/Programmed or Cyclical Maintenance.
- Responsibility for stock condition, housing and fire safety and other customer or property surveys as required, including due diligence survey work aligned to stock acquisition and new properties.
- Responsible for the management of complaints and queries raised by residents or colleagues or third parties at 'the front line and achieving a timely resolution to all Repairs And Maintenance complaints.
- Participate in the out of hours duty manager rota to deal with emergencies.
- Establish, develop and maintain effective working relationships with work colleagües, contractors, and partner ågencies to ensure an integrated contribution to CPMOs corporate objectives.
- Participate in leaming and development activities that develop personal effectiyeness and assist in improving performance in the role.
- Undertake any other duties as may reasonably be required.
