About the role:
Day-to-day reactive maintenance within the Contract Area together with a programme of planned maintenance and servicing. We also work and support various stakeholders within the contract, delivery various projects across various sites. One of the most important pieces of work we deliver for the site is their summer works programme, this equates to seventy percent of our turnover and sees the contract team go from twelve operatives to thirty. You will be expected to deliver this service with our contract team maintaining high levels of safety.
We are seeking a conscientious, enthusiastic, and experienced individual with a can-do attitude and can-do approach. Applicants must have a strong background in building repairs and maintenance repairs as a supervisor or manager. The repairs manager must always maintain a professional appearance and attitude and be polite and courteous.
Responsibilities: Ensure that routine and reactive maintenance, planned preventive maintenance and project works exceed expectations, and agreed contractual requirements and service level agreements.
Manage WIP with the Service Manager including supporting sourcing required resource, programming and scoping work to meet service level agreement and ensuring FES and the Service Manager are kept updated.
To scope, price, quote and deliver project works and also support and coach Supervisors to be able to carry this out
Take lead & build the relationships with the clients by liaising with them to keep them up to date with the overall delivery of the works and how these are progressing.
Liaising with the contracts stakeholders and ensure they are kept within the communication loop, to fully understand the process, schedule of works and any access requirements.
Always understand and enforce a positive health and safety culture through training, audits and site visits. Including taking a lead on compliance and safety audits
Ensure appropriate controls within the Permit to Work systems set out by the site are followed.
Ensure that Method Statements, Risk Assessments and Task Sheets are prepared for all tasks carried out to ensure safe working practices.
Ensure that all subcontractors are appropriately supervised, and comply with contractual commitments, and site operating processes and working to their RAMS.
Line management of Supervisors and Working Supervisors and take the lead on recruitment, induction, and development.
Ensure there is the right number and skillset available of own trades and subcontractors to deliver the works, including working with the Service Manager to plan for peaks in demand
Support, train and develop the trades and subcontractors in their technical ability, safety, customer service and organisational ability including management of the skills & training matrixes
To ensure trades are working efficiently and effectively at all times, through managing productivity and resolving issues
Proactively manage subcontractor performance and build partnering relationships with subcontractors to ensure long term effective relationships
Source and induct new subcontractors where required
Source specialist materials / plant /subcontractors for unusual works where Helpdesk/trades unable to source
To drive and lead improvement projects to achieve and exceed Industry Best Practise in quality, safety, technical, service delivery and customer satisfaction.
To forge strong working relationships with Client Representatives and develop new relationships across a breadth of roles within the client teams.
Support client reporting requirements
Be a part of the out of hours Managers rota, providing technical assistance and support for the operatives or the client
Deputise for the Contract Manager when required
Candidate requirements:
3+ years' experience of supervising of maintenance repairs/project works (Essential)
2 years' experience of working in the Education sector environment (Desirable).
3+ years line management experience (Essential)
5+ years relevant trade experience (Essential)
5 years' experience of working in a Building Maintenance environment. (Essential)
