Job description
A leader in the provision of property services and maintenance is looking for an experienced maintenance and repairs manager to oversee reactive and planned maintenance works to a large commercial portfolio of buildings across Southampton. You will be overseeing a team made up of DLO and specialist subcontractors, delivering repairs work within the service level agreement (SLA) timeframes whilst maintaining the highest levels of site health and safety as you will be working around members of the general public and residents.
Responsibilities include:
* Ensuring works are being delivered to the highest standards within the SLA
* Managing works in progress and keeping accurate reports of current stage
* Scoping, quoting and pricing of works, delivering training to your team to help support with this
* Liaising with the client and building relationships with internal and external stakeholders, keeping lines of communication open and running smoothly
* Pursing the highest levels of site health and safety, ensuring all members of the team are carrying out best practise at all times
* Preparing and executing all RAMS with direct employees, subcontractors and visitors where appropriate
* Post work inspections and audits to ensure quality of works being delivered are to the highest standards
* Overseeing the recruitment process for new staff, from interview, induction, onboarding and development
* Provide excellent and patient training for staff, recognising potential and giving opportunity where possible
* Procure/source specialist subcontractors where required, ensuring best value for money
* Support and assist the contract manager where required
Skills & Qualifications Required:
* NVQ level 2 or equivalent trade qualification
* SSSTS certificate
* IOSH Managing Safely
* 5 years experience working in the property services sector
* 3 years experience supervising or managing teams of trades people
* Commercial awareness and the ability to manage and run financial reports
* Competence of MS Office software
* Be able to promote a positive work culture
* Be well organised and possess excellent time management skills
* Work well under pressure and working to tight deadlines
* Keeping accurate records of delivered works for audit trail purposes
