Position: Senior Building Surveyor (Hybrid)
Rate: £31 per hour (Umbrella)
Contract Duration: 3 months (with possible extension)
Working Hours: Monday to Friday, 9 am to 5 pm
Key Responsibilities
- To provide technical and administration support to the Asset Planning Team and its service users, in providing a comprehensive service to the highest professional standards on all aspects of the planning of the Council's housing improvements and maintenance capital programmes.
- To play a key role in the collecting, assessing and the future planning of required works to Croydon’s housing and estates. This data and planning is essential in shaping strategic long term investment decisions as well as building the annual and 3 year programmes of works.
- To maintain and develop professional standards as they relate to the Department's housing capital and maintenance programmes.
- To take individual and collective professional responsibility for championing the council's diversity agenda, proactively implementing initiatives which secure equality of access and outcomes.
- Based on findings from surveys, make recommendations on the structural soundness of housing stock and its key building components.
- To make recommendations regarding future investment needs in order to maintain the housing stock in optimum condition including required improvements.
- To assess and respond with due urgency if a potentially dangerous situation is discovered during the course of a survey, including liaising with Responsive repairs staff etc. regarding urgent / Category 1 HHSRS hazards
- To be aware of the Safeguarding policy and report any possible cases to the appropriate council officers.
- To use interpersonal skills; diplomacy; tact and sensitivity in all dealings with diverse and sometimes vulnerable tenants.
- To respond to all manner of enquiries or requests for information in a timely and effective manner.
- The post-holder must hold a full UK driving licence and have a car available for use during work hours.
- The post-holder must hold a degree in Building Surveying or the equivalent and be physically able to carry out surveys to all parts of a building, including using ladders and going into confined spaces.
- The post-holder should be flexible with the ability to initiate and respond to conflicting priorities; changing circumstances; urgent or ad-hoc need for information or advice.
- The post-holder will be required to use creativity and innovation in addressing investment needs and options within a tight financial environment.
- The post-holder must have a working knowledge of the Apex / NEC Asset Management system or a similar Asset Management database.
- The post-holder must have a working knowledge and experience of using MS Word, MS Excel and AutoCAD or a similar package.
- Experience of using a hand-held surveying device would be an advantage.
- The post may involve working outside of office hours.
