Job Description
As the Assistant Director of Repairs & Maintenance, you will be responsible for:
- Leading a consistent and innovative repairs service, supporting the Executive Director of Customer Experience in ensuring the effective culture, direction, leadership and delivery of all aspects of the service
- Providing leadership and robust management to repairs and maintenance teams and subcontractors for including responsive repairs, void management and delivery of services on behalf of strategic asset management
- Management of the repairs and maintenance service budget with a clear focus on achieving margins, demonstrating value for money and making adjustments and improvements to achieve targets, ensuring the service provides value for money in comparison to external bench marking and procurement results
- Responsibility for the achievement of all repairs and maintenance KPIs and Service Level Agreements
- Ensuring the repairs and maintenance service provides and effective, customer focused service including timely and appropriate responses to complaints as well as driving service improvements based on customer feedback and engagement
- Ensuring the service is compliant with current regulation, legislation and building standards. Keeping up to date with relevant changes to legislation, professional and best practice and ensuring these are implemented within appropriate timescales
- Ensuring the repairs and maintenance function is fully compliant with all corporate and health and safety policies in its operational delivery
- Providing leadership and direction to support the repairs and maintenance service to continuously improve and transform its operating model to a customer focused, first in class, efficient and effective model of operation
- Development of strong and effective collaborative and supportive relationships with peers and the executive team, to support the delivery of effective services
- To be the subject matter expert on the improvement journey for repairs and maintenance culture, systems and processes
- Responsible for developing, implementing and reviewing policies, strategies, procedures and processes that deliver the service's aims and objectives
The Successful Applicant
A successful Assistant Director of Repairs & Maintenance should be:
- A visible leader who can motivate, develop and inspire others to deliver excellence
- Required and needed in the office on site regularly and on a weekly basis at least 3 days per week in South East England
- Someone with extensive experience in managing a range of Repairs teams at a senior level, including operatives and specialist sub-contractors
- Someone focused on delivering value for money services, significant experience of managing large budgets (circa £12.5 million for 2024/25) and with a clear focus on achieving margins
- Experienced in embedding a high performing customer-focused culture and delivering continuous improvement in service delivery with high levels of customer satisfaction
- Knowledgeable of relevant current regulation, legislation and building standard
- Focused on Health and Safety, ensuring a positive culture around risk
- Someone able to provide assurance reports and business cases to Executive Team and present updates to Board from time to time
- Someone who works well with others as part of the wider Senior Leadership Group who are
collectively responsible for supporting the delivery of the Corporate Plan alongside the Executive
