The Business Centre Manager is responsible for overseeing the daily operations, tenant relations, and financial management of the two Business Centres in Redditch. This role involves maintaining high standards of facility upkeep, fostering strong stakeholder relationships, and implementing sales strategies to optimise occupancy. Additionally, the Business Centre Manager ensures compliance with legal regulations, aligns with corporate growth initiatives, and plays a pivotal role in driving the economic growth objectives of the region.
Accountabilities:
- Operational Oversight:
- Direct the daily operations of two Business Centres in Redditch.
- Supervise receptionists and caretaker to ensure efficient facility management.
- Tenant and Stakeholder Management:
- Cultivate strong relationships with business occupiers, addressing their needs and concerns.
- Handle tenant enquiries, manage expectations, and oversee property viewings and lettings.
- Financial Administration:
- Monitor Business Centre finances, including revenue capture, debt reduction, and financial reporting.
- Conduct regular revenue audits and forecasts for future months.
- Facility Maintenance and Upkeep:
- Coordinate repairs, maintenance, and minor works projects.
- Ensure compliance with health and safety standards, conducting periodic site inspections and audits.
- Sales, Marketing, and Business Growth:
- Develop and implement sales strategies to maintain high tenant occupancy and attract new businesses.
- Identify and capitalise on upselling opportunities, enhancing revenue streams.
- Compliance and Governance:
- Uphold regulations such as GDPR, AML, and other legal requirements related to property management.
- Ensure adherence to company policies, procedures, and operational standards.
- Strategic Alignment:
- Collaborate with the NWedR Economic Growth Manager on economic growth initiatives and budgetary planning.
- Align services with broader corporate strategies and local enterprise partnership goals.
Job Requirements:
- Professional Experience: Minimum of two years in serviced office/facilities management/commercial property management. Proven track record in business-to-business sales and account management is essential. Previous P&L responsibility and experience in property management are highly desired.
- Team Management: Proven ability to manage and motivate a small team of 1-3 individuals. Direct experience in line-managing receptionists and caretakers is advantageous.
- Skills and Competencies: Strong negotiation skills, professional communication capabilities, adeptness in Microsoft Office Suite (Word, Excel, PowerPoint, Teams, and Outlook), and exceptional organisational and time management skills. Ability to handle challenging situations and individuals with tact and professionalism.
- Knowledge: Familiarity with GDPR, AML legislation, and H&S obligations. Experience in the serviced office industry and managing meeting/conference facilities is beneficial.
