Location: Greenlands Business Centre, Redditch, B98 7HD
Duration of assignment: 3 months to begin with, extension to 30th June 2024 possible with full time role potential at completion.
Working hours: 30 hours per week
Rate: £20 per hour umbrella
General Responsibilities :
Oversee the day to day operation of the Greenlands and Heming Road Business Centres in Redditch.
Build and maintain strong relationships with business occupiers. Operational Finance including financial reporting and working with budgets.
Assist with Facilities Management and coordination of repairs and maintenance. Sales and Marketing
Purpose of the role
Responsible for the day to day management of the Greelands and Heming Rd Business Centres.
Manage the Business Centres to the highest level of standards with the support of the centres’
receptionists.
Manage and oversee the day-to-day activities of the centres’ receptionists and caretaker.
Ensure the capture of billing for all service revenue, assist with reducing debt and undertake regular
revenue audits.
Deal with tenant enquiries and managing their expectations with regards to the site and their workspace.
Manage customer enquiries, arranging viewings and organising sales and lettings.
Conduct audits and inspections of the sites and units to ensure a compliant and safe working
environment.
Book maintenance requests and deal with external contractors working onsite.
Oversee minor works projects and developments including if required.
Maintain high tenant occupancy and create rent forecasts for the coming months.
Maintain an understanding and work to policies relating to statutory H&S obligations to ensure the
company is H&S compliant.
Ensure appropriate health and safety arrangements are in place to minimise risks and provide for safe
working conditions for staff, customers and visitors.
Ensure all building-related issues are reported via the property portal and remedial actions, as required,
are completed in a timely manner.
Responsible for arranging all annual mandatory H&S requirements for the Business Centres, and ensure
certification is uploaded to the property portal in a timely manner.
Ensure the centre operates in line with company policies, procedures and processes.
Maintain up-to-date knowledge of GDPR and AML legislation and ensure the business follows mandatory
requirements.
Escalate identified issues and risks.
Work with the Assets Maintenance and Compliance Officer to ensure that all Customer Agreements are
current, correct and accompanied by the correct supporting documentation.
