Responsibilities
- Provide strong leadership as part of the Building Services Management Team. driving and delivering change and outstanding Grounds Maintenance service
- Lead the delivery of Grounds Maintenance ensuring that the service is efficient, effective and safe and the team have the right skills and resources to achieve objectives
- Positively lead and rigorously manage office and field based colleagues taking responsibility for delivery of high quality, efficient Grounds Maintenance service, driving performance to achieve a high-quality value for money service with high levels of customer satisfaction
- Putting the customer at forefront of what we do by learning from their feedback, prioritising service improvements and resolving and reducing customer complaints
- Support service transformation and delivery of the three-year service improvement plan
- Management and utilisation of data systems to monitor, report and drive performance against Planned Maintenance KPIs
- Identify, plan, tender, manage and execute improvement plans, including preparation of reports and analysis
- Prepare and deliver performance reports to Teams and Senior Managers
- Undertake project work, researching best practice and developing new initiatives to drive and deliver the viability of the business
- Develop specifications, procure and manage sub-contractors
- Develop and manage positive and constructive relationships with external stakeholders and customer groups
- Provide strong motivational leadership consistently delivering high performance levels and maintaining high levels of colleague engagement
- Manage the service to deliver maximum financial performance and return on investment ensuring a commercial approach to service delivery
- Effective management of service budget, monitor and manage actual expenditure and deliver value for money
- Ensure robust Health and Safety procedures and policies are applied including application of risk assessments to ensure safety compliance across the service safeguarding colleagues, customers and the general public
Requirements
- Proven experience of leading high performing Grounds Maintenance teams
- Ability to present the overall vision and values of the service and promote performance delivery to both customers (internal and external) and wider stakeholders
- A knowledge of housing policy, practice and current legislation and how these impact the delivery of a quality housing management service
- An understanding and awareness of the housing and social needs of a multicultural society and of the sensitive complex issues that may arise
- Excellent financial management skills and. extensive experience of managing high quality service standards, within budget, to agreed expectations and work orders / plans
- A relevant management qualification ie ILM Level 3, HNC, CMI and an appropriate construction background and SMSTS - Construction Site Managers Safety Certificate, or other relevant Health and Safety Certificate
- Knowledge of the implications of HASAWA, CDM, COSHH and other associated construction related H&S legislation
- Capacity to deal with a wide variety of different tasks and produce innovative solutions to challenges
- Exceptional communication and interpersonal skills, both verbal and written
- Experience of managing and reporting on performance measures and budgets
- Excellent literacy and IT skills and the ability to use a variety of systems, including recording and processing data accurately and writing reports
