My Well Established clients are now seeking a Property Manager to join their team in Leicester. This award winning agents are in the heart of Leicester and looking for a dynamic, forward thinking professional to join their bust team.
- Ensure CRM is updated with all communications relating to the Tenancy or property.
- Notify utility companies and local authorities of tenants leaving and new tenancy details, including meter readings.
- Arrange and conduct mid-term property inspections and check-in/check-out appointments. Report back to LL.
- Deal with communication from Tenants reporting maintenance issues and liaise with Landlords (if required).
- Raise work orders with appropriate local contractors for works to be done, monitor and check.
- Source new contractors as required;
- Upon receipt of invoices, cross reference these with work orders and authorise these for accounts to action.
- Obtaining positive online reviews once jobs are complete from LL’s & TT’s;
- Arranging for GSC, EPC's, EICR and all other legal documentation to ensure that all properties comply with current legislation;
- Liaise between Landlord and Tenant following the checkout regarding settling the deposit.
- Compile paperwork for court cases
- Deal with any property management / tenancy-related issues from Landlords & Tenants (Council tax bills / utility bills / general tenancy matters);
- Respond to initial complaints from either Tenants or Landlords regarding any property management issues.
- Arranging and negotiating property renewals;
- Reporting to management & delivering KPI’s weekly;
