Estate Relationship Manager
• Annual Salary: £57,500 plus £5,000 car allowance
• Location: Manchester
• Job Type: Hybrid (2 days in office)
An exciting new opportunity has arisen for an Estate Relationship Manager within a large housing association. This role works in the development arm of the housing group that are involved in buying land, designing buildings, and creating communities. The position offers a hybrid working arrangement with a requirement for site visits as needed. The ideal candidate will be a Managing Agent with extensive experience in the design and calculations of Service Charges, knowledge of driving costs, and experience with leases and Service Charge budgets.
Day to Day of the role:
• Represent the interests of residents to ensure long-term sustainable community living.
• Critically review Service Charge Budgets and Accounts.
• Advise on the design and planning of future Developments across all tenures and designs.
• Lead on design for management on allocated new developments, working across multidisciplinary departments.
• Ensure the correct service charge budget is in place on time for sales launch.
• Manage agent tenders and ensure compliance against procurement procedures.
• Oversee Managing Agents to ensure compliance and delivery against service standards.
• Produce reports on Managing Agent performance for tracking and senior management.
• Create occupation strategies in conjunction with relevant teams.
• Appoint and manage consultants for estate strategies and early cost projections for new land bids.
• Ensure Managing Agents are ready to mobilise onsite and take handover of new developments.
Required Skills & Qualifications:
• Strong understanding of the requirements of a Managing Agent and associated laws and codes of practice.
• Significant experience in Property Management, ideally as a Managing Agent or Property Manager.
• MIRPM qualification.
• Experience in setting and reviewing service charge budgets.
• Demonstrable experience in health and safety compliance.
• Knowledge of District Heating systems and billing practices.
• Strong working knowledge of Health and Safety in Property Management and associated Acts, including the RICS Service Charge Residential Management Code (Edition 3).
• IOSH qualification.
• Proficiency in Excel and other Microsoft Office applications.
• Ability to travel to sites as required.
