Job Purpose |
To provide an efficient building services repair and maintenance service at across estate.
Principal Accountabilities |
- To carry out electrical repair, minor installation and testing of mechanical & electrical systems throughout the Estate under the instruction of the M&E Supervisor
- To participate in the routine planned maintenance programme as required, carrying out maintenance activities, minor repairs and reporting major faults in the prescribed format.
- To carry out all preparation works and safety checks for all State, Ceremonial and official functions.
- To be in attendance at functions and maintenance activities (including evenings and weekends), within the Estate the job holder is required to stay until the end of the function and ensure all equipment is left in safe working order.
- To work with and give assistance to contractors on various projects within the Estate.
- To supervise and escort contractors around the buildings when necessary.
- To work weekends on a rota basis as part of the Property Section on-site and on-call team rota.
Job Dimensions |
No line management responsibility. Oversight and direction of contractors in support of repair, maintenance and project work.
Decision Making Responsibilities |
The job holder will be expected to resolve day to day problems, seeking advice or authority from the M&E supervisor or other team members where necessary.
Practical Requirements |
The post-holder is required to work 40 hours per week, but due to the nature of the position the post-holder must have a flexible approach to working hours and weekend duties, particularly when major events or functions are held. The post holder will also be expected to assist as necessary with emergencies throughout the Estate, which could involve out-of-hours working.
Person Specification |
- Be educated to C&G Level 3 in Electrical Installations, under a recognised apprenticeship scheme.
- Be qualified to work under the IET Wiring Regulations 18th Edition. It is vital that the job holder is aware of all the regulations relating to electrical installations.
- Be able to demonstrate a good knowledge of electrics and have achieved a good level of experience in the industry, preferably in building maintenance and minor refurbishment.
- Extensive experience in establishing and maintaining good stakeholder/customer relationships, with excellent communication skills
- Must hold a full car driving licence.
- An approachable and flexible 'can-do' attitude to the variety of work that often arises.
- Genuinely passionate about and familiar with a customer-driven approach to the delivery of maintenance services, with a rigorous approach to standards of internal customer service and continuous improvement
- The ability to work collaboratively with colleagues across functional and geographical boundaries, where a positive approach to teamwork is essential.
- A proven ability to identify problems, and have a technical understanding of possible M&E issues, how to investigate and derive solutions.
- Good organisational skills and the ability to manage a varied workload.
- IT Literate with a basic knowledge of Microsoft Office applications inc. Word, Excel and Outlook
- Experience of working with a CAFM system and receiving and completing tasks through a hand held device would be desirable.
- Experience of working in Listed Buildings would be an advantage
