About the role:
We have a brand new role, Property Maintenance Team Leader, to join our new and expanding Sage Assets and Operations Team. Within this role you will be working as a key part of the team with direct management and support of a team of Property Maintenance technicians whose primary function is to carry out general maintenance works in void and occupied properties. The role will involve promoting and operating safe working practices, to achieve high quality workmanship in a safe, efficient and effective manner. The role will report to the Responsive Repairs and Voids Manager and will provide support as necessary across all areas of the business.
This role is field based in the following areas: Northamptonshire, Bedfordshire, Cambridgeshire, and Hertfordshire with travel to our offices in Northampton and Covent Garden when needed.
Key duties:
- Ensuring the efficient, and cost effective, delivery and management of the service whilst maintaining a safe and customer focused Property Maintenance provision.
- Provide direct management and technical support to stakeholders to ensure that they work efficiently, safely, and productively. Setting targets and standards that meet our key business partner requirements.
- Monitor output and workload to ensure we meet KPIs and productivity targets.
- To work with the scheduler and technicians undertake all work activities in a cost effective, efficient and productive manner.
- To carry out any Technical Property Inspections and provide advice and guidance to colleagues and / or contractors.
- Undertaking empty home inspections and creating a schedule of works to relet homes to standards.
- Offer estimates of both value and time to allow appropriate profiling and cost approvals.
- Maintain in good order, the company vehicle, undertaking vehicle and equipment inspections on a regular basis in line with Company Policy.
- Ensure all Health & Safety protocols and procedures are adhered to prior to undertaking any works.
- Ensure works are completed within agreed timeframes and to a high standard.
- Responsible for checking purchase reports and validating expenditure and reporting and monitoring fraud detection indicators.
About you
- Previous experience of effectively managing technicians and contractors.
- Previous experience working as a multi-trade maintenance operative in a customer facing environment.
- Good knowledge of plumbing, carpentry, bricklaying and plastering / drylining and all finishing trades
- Flexible (if necessary, work overtime/weekends/emergency call outs)
- Excellent written and verbal communication skills – engaging with customers, suppliers, partners.
- Pro-active approach with the ability to work independently and as part of a team.
- Resilient personality and able to maintain a professional image in a customer facing role.
- Ability to organise and prioritise effectively.
- Hold a full valid UK driving licence, a van will be provided.
