The Role:
Property management for a number of our retail shopping destinations. The role requires an experienced management surveyor to support the asset management team in their mission to deliver exciting strategic plans for the assets, protect and enhance performance and investment values of assets held in the Retail Portfolio. The Property Manager will be the single point of contact for all aspects of property management and provide expertise to maximise property management performance.
Salary: Up to £60k per annum
The Team:
The role will sit within the Asset Management team closely aligned to the retail destinations they have responsibility for. The role will report into an Asset Management Director and they will be part of the asset teams. The role will also be closely aligned to the Operations teams both in Victoria and at our retail destinations.
What you will be responsible for:
  • To support the execution and implementation of the strategic plan for each asset in line with its placemaking vision.
  • To work closely with the Asset Director to deliver the property management P & L budget for your assets.
  • To report on and support the Building Surveying team on approving and co-ordinating tenant fit out and re-fit applications
  • To support the Building Surveying team on Lifecycle Replacement projects and general maintenance, coordinating with centre management to ensure seamless delivery and minimal impact on occupiers and Guests.
  • To report on and support the Building Surveying team on completing dilapidation claims, maintaining a commercial focus on outcomes.
  • To support the Asset and Brand teams on all leasing support requirements, inc. temporary leasing/storage leasing, obtaining and checking lease plans, EPCs, completion statements etc.
  • Compliance – support the Asset & Brand team as required on all lease compliance such as repair, use, alienation, lease breaches, lease interpretation, legislation changes.
  • To lead on business rates costs mitigation for your assets, proactively managing and reporting on mitigation strategy and rates refunds.
  • To support internal utilities team on managing and mitigation utilities costs.
  • Working with the in-house Data teams to ensure lease data is up to date. Deal with occupier queries on rent, service charges and other management matters.
  • Service charge – work with inhouse service charge and centre teams to support budget settings and reconciliation process.
  • To coordinate and support on all insurance claims and commercial outcomes.
  • Work with the Operations team to support excellent guest experience execution.
  • Work with the Retail Asset team and Investment team to deliver data required for analysis of valuation and income performance.
  • Working to support delivery of the ESG objectives in the retail assets.
  • Supporting the Asset and Investment team with the transaction process of sales and acquisitions for assets.
  • Residential - liaising with managing agents on residential lettings and sales.
  • Full collaboration with internal stakeholders and supporting divisions including (but not exclusive to) Retail Asset Management, Brand Account Management, Commercial Finance, Investment, Development, Marketing, Customer Propositions and Operations.
Your skills, experience and qualifications:
Essential criteria
  • RICS or similar property management related qualification or extensive experience
  • Sound knowledge of Landlord and Tenant Legislation and lease interpretation
  • Demonstrates the ability to build effective relationships with customers, colleagues and suppliers
  • Demonstrates sound knowledge and awareness of company procedures and the need for providing quality standards
  • Customer care focus and Good organisational and procedural skills
  • Commercial Awareness
