Key Responsibilities:
Portfolio Management:
- Oversee a diverse portfolio of residential properties, ensuring optimal performance and profitability.
- Regularly conduct property inspections, addressing maintenance issues promptly and coordinating necessary repairs.
- Develop and maintain strong relationships with landlords and tenants to foster a positive and cooperative environment.
Tenant Relations:
- Manage the tenant lifecycle, from application to move-out, ensuring a seamless and positive experience for all parties.
- Conduct thorough referencing and screening processes to secure reliable and responsible tenants.
- Address tenant queries, concerns, and requests in a timely and professional manner.
Regulatory Compliance:
- Stay abreast of the latest industry regulations and legal requirements, ensuring all properties are compliant.
- Facilitate the creation and execution of tenancy agreements, adhering to legal guidelines.
- Manage and resolve disputes in accordance with relevant laws and regulations.
Financial Management:
- Oversee rent collection and arrears management, implementing effective strategies to minimize late payments.
- Prepare and present financial reports to landlords, offering transparency on property performance.
- Assist in setting rental prices and conducting market research to stay competitive.
Property Marketing:
- Collaborate with the marketing team to create compelling property listings and advertising materials.
- Implement targeted marketing strategies to attract prospective tenants and maximize property occupancy.
Requirements:
- Proven experience as a Property Manager.
- Possession of a valid driving license and own car is essential.
- Knowledge of the property market and relevant legislation.
- Strong communication and negotiation skills.
- Resides in the Leicester area.
