On behalf of Deutsche Bank DWS, we are looking for aReal Estate Asset Managerfor an initial 6 month contract based in the banks Canon street offices, on a hybrid working model of 3 days per week from the office and the rest working from home on a day rate PAYE engagement.

You'll be working for the global property arm of DWS with Real Estate assets of approximately €60 billion AUM worldwide, including €7.9 billion AUM in the UK and Ireland. The UK team manages a wide range of accounts and strategies on behalf of a global client base of international investors, with the Asset Management team responsible for overseeing a portfolio of UK and Irish properties.
You will be assisting the existing Asset Managers with discrete projects across the portfolio, covering a range of property sectors.
Key responsibilities
It is expected that your involvement will focus on assets from the main commercial asset classes (offices, retail and logistics). There may also be some potential to assist with residential and student living initiatives.
You will assist the team by working on the following types of projects:
- Working with third parties (eg leasing agents; solicitors; managing agents; building surveyors) to complete asset management initiatives such as reletting; lease extensions; dilapidations and negotiations with outgoing tenants.
- Managing external property managers to ensure collection of rental income and compliance by tenants with lease covenants.
- Maintaining a good working relationship with tenants of the assets, and any other external stakeholders.
- Providing recommendations in accordance with client mandates including monitoring of investment performance and financial analysis.
- Preparing, annual asset business plans including capital and operational expenditure budgets.
- Writing and coordinating quarterly asset management reports to clients.
- Assisting with the tender, selection and appointment of external specialist advisors to provide professional services e.g. rent reviews, lease renewals, planning and legal advice, building surveying and technical services
- Conducting cash-flow modelling and financial analysis on specific transactions, including tenant covenant analysis.
- Where necessary, assisting with team-wide initiatives for the UK and European asset management teams.
- In each case, you will be trained on the relevant systems and processes used by the UK Asset Management Team.
Skills and Qualifications
- Extensive experience of UK commercial Real Estate.
- RICS qualified.
- Successful track record in the execution of Asset Management strategies across the UK, which includes skills in leasing, property operations, project management, refurbishment and redevelopment, negotiations, financial analysis and reporting, all while effectively managing risks
- Sound experience and knowledge of all aspects of UK Landlord, Tenant and Property Law.
- Experience of managing operational Real Estate is an advantage.
- Experience in managing external consultants teams.
- Strong analytical and financial modelling skills, including cash flow modelling and able to interpret financial statements and management accounting.
- Strong computer skills and capabilities.
- Strong written presentation skills
- A collaborative team player.
- Self-motivated and able to work to deadlines.
- Able to be an effective external ambassador for the team and for DWS.
