Job Summary
Working within the Real Estate Finance team focusing on the property which forms the loan security reporting to the Head of Real Estate Finance. The section provides specialist property support to the origination, loan management and credit risk functions managing key activities where a core real estate skill set best enables related risks to be managed most effectively
What You'll Do
• Undertake property due diligence on property security for both new transactions and existing book substitutions including management of external consultants such as property lawyers, valuers and building surveyors together with associated site inspections
• Manage annual loan portfolio real estate security valuation exercise and any ad hoc formal valuations, including reviewing updated tenancy information from borrowers, liaising with external valuers and interrogating their figures. Subsequent uploading of updated valuations and communication of findings to internal stakeholders with supporting analysis
• Responsible for maximising recovery from real estate security following enforcement or managing consensual disposal. Instructing Receivers where required and managing sale process. In addition, provide advice including exit strategy where there is concern over the continued viability of loan performance. Provide ongoing updates to key internal stakeholders
• General property related input on ongoing management of real estate security to maintain and if possible, improve risk profile including liaison on energy performance and lettings. Maintain accuracy and completeness of property data on system of record
• Work closely with Credit Research, Credit Risk and other front office investment teams to ensure appropriate loans are originated to support business needs and support the annual rating of each commercial mortgage
• Manage specific project where required by Head of REF
Who You Are
• The role requires in-depth knowledge of the real estate sector as an asset class
• The job requires strong commercial property related skills covering both asset management and valuation disciplines with the associated technical background. The ability to make sound judgements and identify key issues where more senior management input is required, providing recommendations with a clear rationale to manage risks effectively
• Such knowledge and skills will have been developed over a considerable number of years of relevant experience working in a direct commercial property or commercial property lending environment
Qualifications
• Full professional membership of the Royal Institution of Chartered Surveyors - Essential
• Qualification in education to degree level - Desirable
• Full UK Driving Licence required
