Key Tasks
Junior Assistant Level:
- Enter new files into the file list
- Acknowledge and process estate agent memoranda of sales
- Obtain Land Registry documentation from the online portal
- Prepare the Contract Pack for sale transactions
- Apply for redemption statements
- Apply for searches on purchase transactions
- Apply for Land Registry searches on purchase transactions
- Prepare files for completion, including producing Accounts Completion Packs
- Coordinate completion day activities for both sale and purchase transactions
- Handle incoming calls, provide updates, and resolve client queries
Assistant Level:
- Proficient in all Junior Assistant tasks
- Address pre-contract enquiries from the buyer's solicitors for sale transactions
- Coordinate the exchange of contracts for both sale and purchase transactions
- Review Source of Funds and Stamp Duty Forms for purchase transactions
- Review and report on search results for purchase transactions
- Review and report on mortgage offers for purchase transactions
- Handle any pre-completion mortgage conditions for purchase transactions
- Prepare contract documentation for client signatures on purchase transactions
- Prepare completion statements for both sale and purchase transactions
Senior Assistant Level:
- Expert in all tasks from Junior and Assistant levels
- Conduct title checks on purchase transactions under supervision
- Review replies to pre-contract enquiries for purchase transactions
- Manage both sale and purchase files from start to finish
- Prepare files for 'sign off' to be checked by the Senior Conveyancer or Conveyancer
Working Conditions
- Pay:
- Junior Assistant: £21,000
- Assistant: £23,000
- Senior Assistant: £25,000
- Hours: 9 am to 5 pm, Monday to Friday
- Holiday Entitlement: Four weeks paid holiday per year (excluding bank holidays)
