We are currently recruiting for the following vacancy and welcome applications.
We are looking for an experienced Repairs Manager to provide a comprehensive customer focused, efficient and effective in-house service delivering responsive repairs, planned & cyclical services for Gateway residents on behalf of Property Services.
Your duties will include but not be limited to:
- To ensure that Homeworks delivers a high-quality responsive repair, planned, cyclical, damp & mould and void service to Gateways residents and performs strongly against key satisfaction, performance and financial metrics.
- To ensure all subcontractors and suppliers are effectively managed to ensure an effective, coherent approach that will deliver value for money and compliance with service standards. Also, to routinely review subcontractors and suppliers performance.
- To manage and supervise the responsive repairs, planned, voids and cyclicals workforce and other appropriate staff. When required to provide managerial and supervisory cover for the Build & Fire Safety Officer.
- Ensure operatives use operations management systems including cloud dialogue consistently to manage jobs. To use Cloud Dialogue, ActiveH and relevant systems to manage the activities of the workforce and making sure all necessary information is provided to enable continuous monitoring and management of resources relating to responsive repairs activities.
- To undertake pre-inspections and joint inspections of other works where a technical assessment and/or client agreement is required before work can be ordered.
- To ensure that all Health & Safety including CDM regulatory requirements are in place prior to the commencement of Planned and Cyclical works.
- To monitor both budgetary and service delivery performance against targets, in order to achieve high standards of delivery and resident satisfaction.
- To ensure consistent and accurate data input into CDSC AND ActiveH property management system by all operatives and Homeworks back-office staff.
- To attend and manage major out of hours incidents involving GHA residents and or properties where required.
Qualifications and key skills:
- A recognised building trade qualification (NVQ Level 2) either through apprenticeship or training programme and a full driver's license
- Ability to plan and organise own workload in the most effective, efficient and economic way in accordance with laid down priorities
- Ability to supervise and motivate other operatives
- Experience of managing a maintenance workforce
- Experience of carrying out FRA, Damp & Mould remedial works and specifying void works
- Good awareness of Health and safety at work including CDM, risk assessment, the need to follow safe working procedures and use appropriate person protective equipment
